Consultations with clients and site visits are paramount to determining an accurate design brief and understanding the projects built environment. From a site visit and consultations, sketch designs or concept drawings are produced and provided to clients to start the design process. Further consultations and alterations are made to the design to achieve an agreed design. From this design stage we advance the plans on computer using the latest 3D design tools, progressing the plans to a stage required to suit each client. Once the approval has been given we then finalise documentation suitable for Building Permit application stage.

EXTENSIONS

Extensions are a specialty at Brent McKnight Drafting Services Pty Ltd with many clients opting to extend rather than build a new residence. On most projects a site visit is required, allowing us to accurately measure existing conditions and analyze site constraints. A design brief is ascertained, along with physical building restrictions and the building budget is closely looked at. These constraints allow us to provide sketch designs or concept drawings to display to our clients what options they have with their extensions.

COMMERCIAL

Our experience in Commercial/Industrial projects is extensive ranging from small shopfronts to large Industrial projects. Each project is unique and is designed from scratch to suit the clients design brief. The function of each business varies dramatically and our designs are moulded to achieve a logical flow maximising the efficiency of each business.

ENERGY RATINGS

Just about every project needs to be Energy rated whether it be Residential or Commercial. Energy rating requirements vary from state to state. In Victoria new Residences need to achieve a minimum of 6 stars. In NSW a new and existing residential building must comply with NSW governments Basix program. TOWN PLANNING APPLICATIONS

A large percentage of projects require Town Planning Permit approval prior to obtaining a building permit. Council Overlays such as Heritage and Land subject to inundation trigger the requirement for a Planning Permit. We specialise in developing Town Planning documentations from simple residential extensions to large Unit developments. Acting as agents on behalf of the clients we can apply for Planning Applications and consult with council on your behalf where required.

CONTRACT ADMINISTRATION

We are experienced in all aspects of Contract Administration acting as Superintendent for the contract between the Principal (Client) and the Builder. Contract Administration is more commonly used in larger Commercial projects and involves: Progress payments, site meetings, approving variations, managing time lines etc.

SPECIFICATIONS

Industry Standard specifications can be provided on request for new residences or more specific specifications for the larger Commercial projects are also catered for. For a commercial project detailed Specifications are needed to obtain accurate quotes/tenders from Contractors.
